How do I get my the exterior of my home, business cleaned or asphalt work completed?
We have simplified to get your home or business cleaned or the asphalt maintenance completed.

1. You can email, call text NBSM Pressure Washing at info@NBSMpressurewashing.com or at 830-312- 3790. will need your address and some basic information such as the services requested.
2. We provide you with a free quote. in a matter if minutes as opposed to days. We do not need to be onsite for a exterior cleaning quote. For Asphalt repair, we do put eyes on before quoting.
3. You can then accept the quote online for your convenience. If the project is very large or complex, we will provide a scope of services to outline exactly what work is being completed. Once accept we schedule the services based off a time that works for you and when we have an opening.
4. You do not have to be present at the time of cleaning. We will fill out an inspection prior to work to ensure you’re informed. For large projects we do like to meet in person to ensure we meet your expectations and you understand our capabilities .
5. We will send an invoice once the work is complete and you can pay online with a major credit card or if you like, cash in person. We also accept checks from our commercial clients. If you need to pay in a different manner, please reach out to us.
Wait, your saying I don't have to be home for you to clean?
No, you don't. We know people lead a very busy life and cannot always take time out of there day to be present for a service provider. We are not going to tell you we will be there between 8-5 and have you waiting on us all day.
Before we start any work on your home or business, we do a complete inspection of the property. You will then get a message when we are starting work and pictures when we have wrapped up.
Why do you have a water reclamation and filtration system on your trailer?
We live in New Braunfels, and we see firsthand how the exploding population, constant home building and lack of rain have negatively impacted our water supply and Central Texas outdoor activities. We wanted to take something that uses a large volume of water and recycle that water to not impact our way of life in NB!
Also, we want you to avoid a fine from the EPA for improper handling of waste wash water. See the Clean Water Act for more information on this.
Is NBSM insured?
Yes, of course. We carry a 1- and 2-million-dollar general liability and business liability policy. This question should rank up there with concerns about communication, professionalism, punctuality, past work, experience, and availability. This should be of a greater concern than cost. No one wants to have to pay out of pocket for a contractor they found on FB that damaged their house and doesn’t have insurance.

We also maintain commercial vehicle insurance on our truck and trailers and Worker compensation insurance.
Will you pressure wash our roof or house siding?
NO! We use soft washing techniques to clean your roof or home. This is much safer than applying high pressure to a roof or home exterior. Pressure washing these areas can damage your roof or home which can lead to leaks and possible replacement. Our goal is to enhance and protect your property, not damage it!
So, what is Softwashing?
Softwashing is cleaning your home or business using specially formulated cleaning solutions and low-pressure water. This can remove bacteria, mildew, and other harmful organic stains on your home.
Your prices are very cost-effective? How do you do this?
Simple, we don't overcharge on any job. The job could be a multi-million-dollar home or business or standard subdivision home, our prices are the same. If you have a large volume of work, our rate per sqft actually becomes cheaper.
Second, we maintain a very low overhead and pass these savings on to our customer.

Third, we don’t get in over our head with jobs. You know the saying, good fast or cost effective, pick any two? Not the case with us, we give you all three.

Lastly, we are not the cheapest, we know that. We provide professional, quality services at a very reasonable rate and offer minimal lead times as well. Like any legitimate business, we have expenses, such as insurance, equipment and operating costs that we have to pay for. We will not “race to the bottom” in a bidding war to get a project and be the cheapest service. We want to give each client the specialized service and attention they deserve.

Our customers are very important to us and many are friends of ours, we won’t do anything to jeopardize that relationship!
Will you remove the screens and move on the furniture on our patio?
If the screens on your first floor can be removed from the outside and we are doing an advanced exterior window cleaning, we will remove the screens free of charge. 2nd floor screens can be removed as well but we charge $5 a window for that.

As far as your patio or patio furniture is present, we asked that the client please move the furniture prior to our arrival. If this is something you cannot do please contact us and we charge a very small reasonable fee to move the items for you.

Is important to note that NBSM pressure washing LLC is not responsible for damage to screens or furniture that we are required to move due to said items being in place in our cleaning area.
Paving, Sealcoating, Line Striping, Asphalt Repair, and Crack Sealing FAQs
Why should I sealcoat my parking lot or driveway?
Your driveway, or parking lot is probably the second most expensive assest on your property. You want to keep up with the maintenance to avoid a costly tear out, and replace or overlay.

Asphalt is a very hard material but unlike concrete which gets stronger over time, asphalt weakens over time. This is due to many factors such as oxidation, the Texas heat, freeze thaw cycles, general traffic, and existing damage to the asphalt. Freeze thaw cycles can cause cracks and potholes in the pavement and oxidation can cause early decay of asphalt.
Sealcoating is an asphalt emulsion material that provides a protective layer to your parking lot or driveway. Regular sealcoating and maintenance can extend the life of your parking lot or driveway for many years! Sealcoating also returns your asphalt to that dark black lustrous color and can even increase the resale value of your home.

We spray and squeegee on two coats of asphalt emulsion that contain sand and fast dry additives to return your parking lot or driveway back to use quicker. The sand helps the sealer adheare and maintain a protective layer for a longer time period. We mix the seal coat with only the amount of water the manufacturer recommends. We never water down our seal coat as this is ineffective and a cheap tactic used by many contractors. If sealer is watered down past the manufacturer's specifications, it can fail after only a few months in this Texas heat.

Can you tell me about line striping?
To answer a question with a question, why would you want line striping in your parking lot? The answer is simple, it is required by law in many instances and plus having adequate parking up, to code fire lanes, and being an ADA compliance can help you avoid liability and lawsuits.

But what is it? Line Striping is the process of applying a specialezed paint it is simply a specialized paint to your parking lot or roadway. At NBSM Paving and Sealcoating we apply line striping with our Titan purpose-built line stripers. And we are very familiar with Texas fire code 503.3 and ADA compliance. We offer line striping at a very economical rate and never inflate our prices. Like our pressure washing our price is actually get cheaper for large volume projects.
Can you repair potholes, what about large potholes, and alligator cracking?
We can repair potholes, Large of small and crocodile cracking, bird baths, (depressions), Longitudinal Cracking, Transverse Cracking, edge cracking, rutting, raveling and many other problems within asphalt.
We use Saw-cut and replace, Infrared Asphalt patching, and hot Pour Crack Sealing to repair asphalt
What is a saw-cut and replace?
Saw-cut and Replace or Saw-cut remove and replace is a method of repair when an saw cuts the asphalt, how do we do this here at NBSM paving and Sealcoating?
We start by marking off the area that we're going to be repairing into a nice, square edge. We will then use an asphalt saw along with water to keep the blade cool as we make the cuts. Once the cuts have been made, we will remove the damaged asphalt and inspect the base. If the base needs to be graded and compacted, we will do so at that point. Once the base is properly compacted, we will spray down a prime/tack coat to ensure the new asphalt adheres to the existing asphalt. This is a very important and sometimes overlooked step. We'll place in the hot mix asphalt and using an asphalt lute and an asphalt rake we will work the material until it sits just above the existing surface.

Achieving proper compaction is one of the most critical methods to ensuring that your asphalt repair does not fail in an untimely manner. We then start compaction by compacting the edges to ensure we're getting good adhesion and then compact the entire patch. ​ Asphalt compacts much better and more thoroughly when hot which is why we have a large hot box full of fresh asphalt on our trailer. Lastly, it is an added service, but We like to seal our Saw-Cuts to prevent water intrusion as well.
What is Infrared asphalt patching?
Infrared patching is a unique way of repairing asphalt. It is important to note that infrared patching is not always applicable in all cases. For those cases where it is not applicable, we use the sawcut method.

Infrared asphalt patching is a special infrared heater that evenly heats the asphalt to achieve its working temperature. The temperature we're looking for is around 330°. Once we have heated the asphalt, we will then scarify the edges and work the patch and add fresh HMA or RAP and a rejuvenator as required. Similar to the saw cut replace once the asphalts worked it is slightly above the other asphalt or concrete surfaces and we begin compaction along the edges and finally compact the entire patch. One unique characteristic of infrared patching is it thermally bonds the seams which will prevent further water intrusion.
What is Hot Pour Crack Sealing?
Hot pour crack sealing is a method of asphalt maintenance where we use a mobile or stationary melter to melt a specialized rubber that is strong and flexible to a working temperature of approximately 380° to 400°. Once the material has reached working temperature, we use either a pour pot or a push melter and apply the Hot Pour Crack Sealer to the cracks in the parking lot or driveway. We then use little known industry secret and apply a specialized material to the fresh crack sealer to remove some of the tackiness and lessen the visible effects of the sealer once dried. Once the sealer has set it protects your asphalt by not allowing water intrusion which can weaken the base and lead to further cracking and potholes.

Crack sealing is one of the best preventive maintenance things you can do to protect your asphalt. As hot crack sealing is a more effective method of sealing, here at NBMS Paving and Sealcoating, we do not use called poor asphalt sealers.
